The Seller has completed a Residential Property Disclosure Form and a Lead Based Paint Disclosure Form to the best of his/her knowledge
There is a non refundable earnest deposit of $5000 due now to the highest bidder. This will be held by First Ohio Title and returned to you at closing and funding.
We will accept a personal, cashier’s check made out to "First Ohio Title" with the property address in the memo, PayPal, Credit/Debit card (include a 3% processing fee)
There is a 10% buyer premium added on to bid price. So when you’re bidding, make sure you add on 10% to the price you’re bidding because this will be your purchase price.
This must close in 35 days or you will lose your deposit.
Once house is “sold” we will meet with Seller, Buyer and your agent if you are represented to complete the purchase contract and collect the $5000 non refundable deposit.
If you are unable to perform this transaction, the next highest bidder will be notified and offered to purchase.
